You must pay your dues for the entire year. You will receive a prorated refund at closing.
Example: You paid your annual dues of $100 to the HOA in January; then sold your house on Feb 1. The title agent will prorate the dues and you will receive a refund from the buyer for the eleven months you no longer own the home. 11/12 of $100 = $91.67 refund.
